People buy clothes, cars, holidays and electronics online. The property industry is one of the last to still run offline and in person, on PDFs, phone calls and tour appointments. The contrast is striking and the gap is wide. With Social Real Commerce we are closing it.

Two numbers show how far the property industry has fallen behind

So why does the property industry lag so far behind most others? Two numbers point to the likely reasons:

  1. Global e-commerce turns over some 7.4 trillion dollars in 2026. Every other industry flipped the switch years ago, and their processes run digitally end to end.
  2. On top of that, lead-to-deal conversion in property marketing typically sits at 0.4 to 1.2 percent. In any other industry that would count as poor.

The diagnosis is simple enough: demand is not what is missing. What is missing are the processes behind it, the ones that would let the whole experience run digitally from start to finish, the way e-commerce does.

Just as someone searches, filters and books a flight online, people looking for a new home want to search, filter and decide on a Sunday afternoon. What they certainly do not want is to wait for a call back on Monday or Tuesday. They want to explore, compare and configure apartments the way they configure a car. And they want to be able to sign a lease agreement at the moment they are most ready to.

What happens when you take the friction out?

That is exactly what we proved with LOU Luzern, our first pilot project:

  • 147 new-build apartments
  • a fully digital application and contract flow, including a credit check, profile matching, contract generation and e-signature

The result:

These are not marketing promises but measured figures from LOU Luzern. In practice it looks like this: on a Sunday evening a prospect finds the right unit in the Navigator, checks the floor plan and the cost breakdown, and sees that it fits. The application, credit check, profile matching and contract generation then run automatically, one after the other. In the fastest case measured during the pilot, the time from the first entry to the signed e-signature was under two minutes. No call back on Tuesday, no break between systems, no waiting.

Why now?

Why is now the right moment to reset the standard in the property industry? Three factors are coming together and opening what may be a one-off window:

Build on strength while times are good. Anyone who builds the infrastructure for a digital application process now, while conditions are favorable and before the next downturn, will be marketing with a structural advantage over competitors — in the upswing, and certainly before the downturn that follows.

AI is changing the entire consumer journey. Buyers who arrive via AI convert almost 50% more often, and most of them land straight on the product page. The journey shifts from “show me apartments in Bern” to “this is the perfect apartment for you.” Anyone who fails to convince that visitor on the product page itself no longer features in their journey at all.

Artificial intelligence is not only changing the tools, but whole operating models. Treat AI as a feature and competitors will overtake you structurally. This is not about bolting a chatbot onto the existing process; it is about rethinking the marketing process itself.
